Caution!!!

I am new here and happened to come across this forum while searching for information about smp real estate... It is very important to me to issue a huge warning!! Reason: Ms. S. from smp is currently advertising a triplex in Munich-Allach on a plot of land that belongs to my family. This plot is indeed allocated, but not to Ms. S., not to smp, and not to any of the other companies mentioned in the posts here! Since I know who the buyer is, I can only fear the worst here. I also discovered on the internet that this corner house is already reserved. I even fear that the people who reserved it have "been allowed" to make payments to Ms. S.... So here again my warning to everyone: CAUTION!

Experiences with smp Immobilien

We were very interested in the relatively affordable opportunity to purchase a single-family home in the western part of Munich. During the negotiations, Ms. S. made a very businesslike and reliable impression. The preliminary contract was signed and we transferred the €2000 deposit to Ms. S. After about six months, we contacted Ms. S. again and wanted to know how our planned construction project was progressing. From that point on, Ms. S. was no longer reachable for us or our concerns. Our repeated requests (both written and verbal) to have our commission refunded were ignored from then on. Reminder letters and phone calls were not answered by Ms. S. We considered how we could still obtain the contractually guaranteed refund of our reservation fee. We came up with the idea to claim from Ms. S. the time spent caused by her through writing the reminder letters etc. We sent real estate inquiries to her advertised future construction projects in the triple digits with our sender and the repayment request known to her for some time. This was also ignored. Only after another real estate inquiry initiative from our side did Ms. S. inform us that she had initiated the refund. She realized that we would not give up easily.

How many affected parties did not remain persistent and gave up discouraged?

hello everyone,

finally there is a forum for SMP. Unfortunately, that was not the case last year, otherwise we would have informed ourselves earlier. We were offered a plot of land for the construction of a semi-detached house. Fa. Jura was recommended to us as the builder. Since we wanted to build together with friends, this was the opportunity. We both signed the reservation application and also transferred the money. However, the demand for the alleged architectural services seemed quite high to us, and the house architect from SMP did not exactly seem to be a planning genius. In addition, false promises were made regarding the amount of the real estate transfer tax – namely that it only applies to the land – implying overall low total costs. SMP pushed for a quick notary appointment. We then joined the association of private builders and presented the land contract received from SMP there. The comments from the association of private builders did not exactly encourage us. Also, the note that in Munich, the real estate transfer tax generally applies to the entire property if the land is developed within three years. After several visits to the plot, we decided against purchasing and demanded the already paid €2000 back – which we succeeded in after several calls and threats. Our friends were still interested in the plot. However, after many postponements of the notary appointment with always flimsy excuses, it became clear that SMP had no mandate to sell the land. Even when the sale was already finalized through another realtor, it was still offered on Immoscout. Our friends only received the reservation fee back after several letters from a lawyer.
Currently, the aforementioned lady is again offering row houses on a plot of land, but this time it is offered for sale through another realtor.
Hopefully, this forum will help finally put an end to this kind of business practice. It is incredible what is allowed to operate in the real estate sector.
So, keep your eyes open!

Hello,
we have also been fighting for several months for our reservation fee. The "good" Mrs. S. offered us something that was then sold by the owner to other interested parties. Of course, the owner did not give the reason to the "good" Mrs. S. and was very surprised when I called. Several calls, reminder letters, now already a payment order (I am curious whether the "good" Mrs. will object). Enforcement will come soon if we are lucky. I noticed SMP has no offers on the website, maybe after Markus's briefing schaett that was a good idea. !! Well done! Maybe we will have to do something like that too. I only hope SMP does not go bankrupt. If you have any good tips on how we can get our money back, please write.

SMP Immobilien does not go into insolvency so easily because it is a partnership and not a GmbH. The "good" Mrs. S. therefore has to stand liable with all her assets. And she has money! (Porsche Cayenne...) Also a house... So always stay persistent and never give in!
