For me, the balcony above/next to the TG entrance would also be a dealbreaker. The internal bathroom is not. Daylight is nice to have but not the be-all and end-all. I made too many compromises with my apartment without being aware of it at the time. Attic without elevator, no storage room, bathtub under the sloping roof (though with a roof window), and no shower. It was just the first apartment ever, I was 27, and what did I know... Still, I love it and would never give it up. But I wouldn’t buy it like that again.

definitely usable, but in a 15-unit building certainly a lot of traffic including exhaust fumes because of the "uphill climb" at the top. But it doesn't matter, I have already declined.

The bathroom wouldn't matter to me because of the light. It's only about another piece of technology that can be annoying and break (ventilation). But if everything else is right, I would swallow the bitter pill. But with the other condos, that wasn't an issue because no mini "residential bunker" (<10 units).

Moving on,... semi-detached house & detached house (in the end) are on my list.

I don’t know how your prices are, but here you pay well €400,000 for a 100 sqm comfort new-build apartment. Period! Even with bathrooms without windows. And you come along with “€50/sqm less value than comparable apartments.”

Do you know what happens with your theoretical €5,000 price difference? It doesn’t exist here!
And we are out here in the provinces. What do you think, where are the €5,000 listed for a twice as expensive apartment in the big city? Nowhere.
I have already photographed some high-quality apartments without bathroom windows for brokers, and with all the bling-bling and marble or granite, the windowless bathroom never stands out.

For me, the underground parking garage beneath the balcony would also be THE reason not to take one.

I personally could live with an interior bathroom, but for my wife, the apartment would be rejected the moment she found out about it. Ladies generally prefer daylight for their makeup and also a window to ventilate, in case the odor from the "big business" of the previous bathroom user does not disappear quickly enough through the ventilation. Such conditions might be conceivable in the guest toilet at best, but not in the bathroom.

Which I belong to, but the misconception is that you need homogeneous light from BOTH sides. Even a window facing north is usually NOT sufficient for applying makeup, so you have to resort to an additional artificial light source. Besides, the dark season doesn't provide any outside light anyway. During that time, work is done in the light.



However, habits can also be discussed and trained over time.

My wife needs little to no make-up, except during Fasching, so it can be disregarded. In case of doubt, there are other rooms with windows. But as I said, the condominium would have to be convincing for that. However, I have now moved away from apartment buildings with more than 10 units anyway, as there is usually the problem of not wanting a "city" feeling. I have not encountered this with smaller units so far.
