Estimate of construction costs for a single-family house in the Tübingen area

It has been done, it is becoming a public road and was approved by the municipal council. On site, we found a manhole cover (correct?). The photo shows the view from the dead-end street. The desire for the basement exists, without bathroom and toilet - but with a washing machine. That would be critical again and might require a lifting station or is that meant to pump away the wastewater and prevent it from coming back? This should be a clear utility basement with a sports room, technical room + washing machine, storage basement. At the parallel street with the roundabout as well

A sports room is not a utility basement. A utility basement is cold, intended for storing things. No heating, no sufficient natural light, rudimentary surface-mounted electricity, etc.

I know. I could also work out in the garage, that would be enough for me – I just want to be able to move freely, that’s why the basement, and a light well and a window for ventilation, a lamp on the ceiling, and that’s it. I’m not unskilled with crafts and can do further expansions (no toilet) over time. It would only be important that the floor is prepared so that I can lay floors myself later.
I mean, if the technical room is in the basement, I can have lines (surface-mounted) prepared to connect a large radiator later (of course the heat pump must be able to handle that and it must make energetic sense) – I don’t need 23 degrees there. Or is that naive?

Yes, it is naive. It can work, but the odds are against you. Unless you’re willing to spend more money to insulate the basement. So both from the outside and in the area of the floor slab. Because so far, you’re only planning for a cold utility basement. Additional costs: five figures.

Worlds could separate these two statements from this one: When you talk about expansion, you’re not talking about finishing the technology room and laundry room, are you? It rather reads as if you want to turn those rooms into living spaces. And yes, there is also a mistake here But before someone corrects you, you should explain your basement project. Is the property really level, or are you just taking crooked photos?

That looks like a road ready for billing, so there will be more than just surface drainage. The photos reinforce the suspicion of a shallow plot (with the consequence that building a laundry room and a small sports room between the slab and the ground floor must be worth an extra price of hardly less than 70k to you, even if you want to try tiling yourself there). A lot of money for the pleasure of being able to go down another floor to do the laundry. From the above-ground utility room you save the lifting station and a rotary clothesline still fits in the garden. The other weaklings in the gym also start with only a few plates, courage!
