It does make a difference whether you want to finance 60% or 110% of the loan-to-value ratio. While at 110% one pays attention to the value retention of a payout, this does not matter to at least some people with a 60% financing.

Just find a decent financier who doesn't want every euro documented. Then you do the calculations and that's it. What are 5k euros in house construction anyway? Some people just like to make a fuss...

How do you find an advisor who doesn’t look at every invoice? As an advisor, I would become suspicious if someone came and specifically asked for that.

I already asked about that. Especially regarding the [Eigenleistungen], whether I have to keep every receipt.

5k without receipts down to the last cent is probably not an issue at most banks, especially when it also involves outdoor facilities and/or other own contributions. However, it becomes more difficult the larger this amount is and/or the tighter the financing is. On the other hand, if you process all payments through an account at the same bank, you don't have to collect all the receipts extensively. I did not have to submit a single invoice this way; the construction was done with individual trade contracts, small items were ordered online and paid by transfer or card.
