Of course, only then he is missing the 5k in his equity ratio for the house financing.

Which is probably better than the recommendation that he should simultaneously take out a private loan. With luck, he pulls out the 5k and receives exactly the same conditions if he does not exceed the lending limit.

Matter of opinion, such a small private loan is available with a bit of luck within the family at 0.0%

Who says that he will therefore slip into the next interest level for a better equity ratio. Besides, those are certainly example figures. In addition to the kitchen, he certainly needs one thing or another and a few reserves for contingencies are also not bad, and suddenly the 5k euros have become 30k euros, which then are not even quickly available privately.

.... and you think the "deducted" 30k will then be paid out by the bank "just like that" to the kitchen builder, landscaper, etc? Good luck.... (meine Bank zahlt nur gegen Vorlage der Rechnung und Lichtbild der erbrachten Leistungen auf der Rechnung aus) I’m out of this thread.

My bank paid out the entire time without a receipt, which we submitted afterwards. For the last TEUR 30, they didn’t want a receipt anymore. It depends on the situation and the bank, normally in my opinion you have contributed enough equity with the property to get a correspondingly high loan from the bank. Others have already commented on the change in the lending value, etc.
