I definitely know houses where on the upper floor there is an "apartment" with 2 rooms, a small kitchen, and a bathroom, but it is used as 2 children's rooms with a children's bathroom and a "laundry room." Such a thing can certainly be realized as a separate unit. If the rooms "laundry kitchen" and children's bathroom are wanted anyway, the funding can certainly be utilized through clever architecture. However, if one can/wants to live without the rooms, the funding may also be quickly used up. Just one bathroom costs about 15-20K€.

Of course it exists. In an existing house, some things are also regulated differently, e.g., during remodeling. It’s about the financial boost. But some people simply have a different sense of morality. It’s not like: ground floor 100 sqm, upper floor 100 sqm, the children’s rooms and parents’ area are on the upper floor, and for the two children’s rooms with children’s bathroom you just say: this is our “granny flat” and think... let’s see what happens when the children have moved out. In 20 years you can gladly remodel, but taking solidarity without giving it, I consider morally wrong. And you yourself say: a bathroom costs, the additional 40 sqm also cost more... that is usually hardly cost-covering.

And yet everything has to exist twice, which inevitably requires more space.
The most problematic thing for me is the seclusion of the second residential unit or the separate entrance. Either you are "lucky" and have a hillside property where just a second door suffices, or you have to realize some kind of enclosed staircase.

But a staircase for a second residential unit is in stark contradiction to this wish:

If you want it anyway, it doesn't have to exist twice. On the ground floor a bedroom with bathroom and washing machine connection (doesn't have to be used), on the upper floor a bathroom, 2 rooms, and a kitchen (used as a laundry room). If laundry room and children's bathroom are on the requirements list for the house anyway, it is not twice, just "arranged differently" than usual. I agree with regarding the moral concerns. Although with my moral "honesty" (indicating the "real" market value and the resulting taxes on transfer/purchase within the family) on the one hand, and the tax gifts from the dear state on the other, I sometimes feel quite frankly deceived!

As I said, I was just thinking out loud about the idea regarding the granny flat. We came to that because the friend actually considered it for his mother. But then she still has her privacy directly in the same house. After that, we proactively brought up the topic ourselves. Allkauf Haus pointed out to us that then every "apartment" must also have the necessary rooms, i.e. single-family house use is actually not possible. If one wants to trick, that is not in the spirit of the inventor or seller etc. and one must have a clear conscience, which would actually be the problem for us here. But since we are now dealing with the topic anew, I mention all options, no more, no less. If it is not a real option, then we forget it and that’s that.
