Let me put it this way. How do you want to explain to the bank after signing for a credit line of, say, 300k, that you then need more money than was originally agreed upon! Because the 120m2 house with 5 windows and a 1m knee wall suddenly turned into 2 full floors with 10 floor-to-ceiling windows and real wood parquet.
