Eaves height 3m: Does that mean a 1.5-storey single-family house is possible?

My last example calculation referred to your example of an 8 x 10m house, which would just barely have nearly 100 sqm potential - but on the plot, bigger is also possible. But clearly only a one-and-a-half-story practically without a knee wall.

If you wanted a [Stadtvilla], that wouldn’t work there.

How much more should be possible there? Max. buildable are 160. Garage, terrace, access path. There really isn’t much more possible.

I cannot understand your criticism of the development plan. The city planners do not want a knee wall here and there are certainly many prefabricated houses that easily comply with the stipulations of the development plan. Those for whom the knee wall is so important simply should not buy a plot here. Well, 8m*10m is just 80m². Let's take 9m*12m=108m² plus 30m² terrace makes 138m² (site coverage ratio-1) Site coverage ratio-2 would be 400m²*0.6=240m², leaving about 100m² for garage and access road, which should be enough for a proper double garage.

First of all, I actually find this plot too small. When you build a house, you want, or at least I want, a bit of privacy and not to live wall to wall like in the city center. Be that as it may, if 400, then I would build on a max of 100 of it, so a foundation slab 11 by 9, no bigger, for aesthetic reasons. With this size, we'll get a classic settler's house, to gain some space upstairs, preferably with a captain's gable, if that is approved. That could turn out quite nice. Karsten
