Eaves height 3m: Does that mean a 1.5-storey single-family house is possible?

If the eaves were at least defined there, one could look it up; I have not found a definition in NRW and MV. In some development plans, the eaves are described exactly as wrote, namely the intersection of the outer wall with the roof covering. So the height that is also used for the calculation of distance areas. Another definition would be the height of the gutter, but I have not yet come across this in relation to building law.

Gable roof bungalows are fine. Although I see no reason why, if desired, one couldn’t get a sleeker hip roof variant approved by the building authority. Only a bungalow measuring 11 by 9 is small. Ours is 13.5 by 10 and therefore actually already too big for you. And it only has 110 sqm of living space. For a bungalow, it’s actually proper to have around 600 sqm. Karsten

So: nowhere does it say that only one bungalow may be built.

Furthermore, if you look at the property, you can roughly build only about 140sqm without encumbrances.

A gable roof has the advantage that you can easily solve the second escape route upstairs through the gable sides with windows, and thus still have expansion reserve upstairs or can plan one or two nice rooms.

I do. I say that. Because a bungalow simply requires some space. Aesthetically. Cramped between two Tuscan town villas, it looks poor. Nicely airy, it looks inviting. That’s how I feel about it.

On the one hand, yes. Because as a single-story building it only extends horizontally. And on the other hand due to the computational consequence of this: if you have to realize the entire floor area ratio within the site coverage ratio, you simply need land (without the "chen" suffix).
