Then these were plots that did not allow construction with a semi-detached house. In these cases, the "crutch" is chosen by division according to residential units with a shared technical room. Sometimes also in cheap row housing settlements; but then they are still separated by residential unit.

Someone who doesn’t have older relatives as neighbors will hardly choose this option; not even good friends. The exact separation of the halves is – for various reasons – in my opinion preferable to any "shared" property!

Yes, shared technology or similar will definitely not be used. The decision to have a DH together with acquaintances was not made to save a lot of money. It was rather a coincidence. The question was only how to proceed sensibly now. We will probably first commission an architect to plan the DH and then look for a general contractor who will build according to those plans.

Yes, but I think that way we can compare more and better. A plan from the architect and then obtain offers for its implementation. Otherwise, I am completely at the mercy of the [GU], I cannot compare their prices... Or am I seeing this wrong?

The question is, what is more important to you?
A fixed price offer for a fixed agreed scope of services and during the later house construction "only" watching the progress of the work according to your taste (or having it checked by an external expert) or being able to greet the last screw by name?

The only question is whether I also get the architectural services from the general contractor (Hello company Massivhaus-Baufirma XY, I have a plot here and want to build a house on it. What ideas do YOU have?) or outsource the architectural services beforehand and commission the general contractor with the architecture (Hello company Massivhaus-Baufirma XY, I have an architect’s plan here. What would your calculation look like if you build it on my plot?).
