Especially when stories like "Profilgleichheit" and the like come into play, joint planning by both semi-detached house owners is worthwhile. Synergies also arise on the planning side through: preparing the development plan, requirements of the municipality, etc., which are identical. Overall, we have "saved" about €15,000. Or received a discount.

As far as the costs are concerned, I see it differently, especially in the area of technology. It brings the advantage of 1 technical room. Because only 1 house connection, one heat pump, storage, solar ....... are needed. Furthermore, maintenance and repair costs are saved. These expenses are shared and billed via corresponding meters (as in new construction). The only prerequisite is that there is agreement on the technology and a good understanding. But this approach is standard.

But you do know that this thread is about a DH (2 semi-detached houses) and not a two-family house, separated by dwelling unit?

You seem to know a lot about the so-called standard?

Before my change to civil service, I was working on construction sites in the trade of heating, water, sanitation, ventilation... And 80 percent of the semi-detached house was built that way.

Since two plots of land are being discussed, I would also assume two houses (which stand directly next to each other, without a gap). The savings potential lies primarily in the [Grundstück].

I cannot see a major potential for savings. Although it is a semi-detached house, each family will have to conclude an independent construction contract. The construction expert has already explained this. Agreement in principle.....everything fine....maybe this will also remain the case in the future....nobody knows. However, I advise making independent decisions when concluding contracts with a general contractor. Shared rooms such as, for example, a technical room are not advisable.
