It is also interesting that the expensive balcony is assigned to the guest room. I agree that the floor plan has clear potential for optimization ...

The orange area is open. This lets light into the hallway above. We don't really like relocating the dressing room to the hallway. But still, thanks a lot for the suggestion. Placing the bed under the window will also be difficult since we have a fairly high bed, and that wouldn't work with the height of the window sill. I don't find the small distance between the bed and the wall that bad.

The guest room will become a study. The balcony can certainly be omitted, but it does give the house a special charm.

For me, the house was planned from the outside in: so for the neighbors and not functionally sensible. For me, there is a high need for optimization.

50cm passage next to the bed ... really now? A walk-in closet that offers hardly any storage space? 2 expensive bumps, which are then used for a walk-in closet and a guest room?

Well, your comment about the balcony only confirms my perception – you plan for the neighbors, instead of for YOURSELVES.

What is supposed to reach the top of this strange niche as light?

If you put a proper closet here on the left side of the plan:

which then extends around the corner at the bottom of the plan into a sideboard, the hallway will look good, bedding and towels can also be stored more hallway-oriented for everyone instead of in your bedroom, and the hallway will actually get light.

Is it already built? In the bedroom, you could make the window on the right side of the plan narrower ... or omit it and instead put a wider window at the bottom of the plan.

Because with a mattress width of 200 cm, there is only about 50 cm left on the right and left for the box spring bed (310 cm is the rough construction measure). As soon as a bed frame is added, it really gets tight. And making the bed there is no fun.

Realistically, no light will reach there given the size. Sorry, but this is a planning error; the hallway will be gloomy.



Wrong approach: If you want the balcony because you like it better that way - fine. You pay - you decide. But if you treat yourself to something like that, then use it properly and don’t convert it into a study where it’s not used.

Regarding the distance between bed and wall: Place some cardboard on the floor to get an idea; then you'll see how incredibly tight it is...
