Hello,
we are currently in the following situation and hope to get some experience from you:
- We have received the contract award for the purchase of a house from the real estate agent
- The bank has made us an offer for financing, but to prepare the concrete loan agreement, the draft of the notarized purchase contract is still required (among other documents)
- Now the draft of the purchase contract has been sent to us via the agent; the essential contract contents are correct (data of seller/buyer, property, purchase price, etc.), but we would like to discuss one or another detail again with the agent/seller and possibly have changes made (e.g., services still to be provided by the seller or day of eviction); the final purchase contract (on the day of signing at the notary) could therefore differ from today’s draft in one or another detail
Question: Can we still forward today's draft to the bank so that the loan agreement can be prepared? Or could problems arise afterwards if changes are still incorporated in the final notary contract?
Unfortunately, I couldn’t find any assessments on Google, only the information that the bank primarily wants to see in the draft of the purchase contract that the purchase is seriously intended and that the essential contract contents (i.e., which property? which purchase price) must be available for the loan application review.
Maybe you have some experience with this? Has anyone ever submitted their draft purchase contract to the bank and then made changes to the notary contract afterwards?
