Then you probably have to brace yourself for quite a bit. With new construction, there are various trades involved. I have some recent experiences from relatives and also personally. You ask for a quote, sometimes a craftsman finally shows up at some point to take a look at the trade, but then doesn’t send a quote for weeks. Often only after repeated inquiries and sometimes not even then. If there is no interest (for whatever reasons) in a contract, one could simply say so. At first, I thought that if no quote comes, then there is no interest and I could look for the next one. But at some point, you also want to get things done. Often you have to follow up several times. The workload seems to be so good that even when you have decided on a craftsman, longer waiting times are involved. Maybe one would have to focus on less well-known companies, but I want a decent service and I prefer to pay a bit more for it. That’s why I focused on better-known companies in the region, which for example had already done good work for my parents. For me and my brother it was about renovation and not new construction, maybe that is even less attractive because it is less predictable. Fortunately, for my bathroom renovations I have now found a plumbing company that also coordinates the other trades. You naturally pay for that somewhere, but it’s worth it to me.
A good, fairly experienced architect has his contacts and gets his quotes "in time"...The same applies to the personal showing up of the craftsmen. I have spoken to many builders in this regard.
In my very personal case, it has so far shown that even the companies I included in the tender myself reported very quickly and always far exceeded the offers of the craftsman's companies proposed by the architect.....--->however, in the wrong direction.
