Disagreements regarding construction financing

Currently, we have the following financing example, which according to the financial advisor has chances of success.
Bank - 150,000 - 12 years - 2.16%
Bank - 100,000 - 10 years - 1.6%
KFW 153 - 50,000 - 10 years - 0.75% ([Kfw 40]) (+5,000 repayment subsidy)
KFW 124 - 50,000 - 10 years - 1.7%

Now my suggestion is to wait with the application until 01.04.2015 in order to receive the larger Kfw 153 funding + higher repayment subsidy. The example would then look like this:

Bank - 100,000 - 12 years - 2.16%
Bank - 100,000 - 10 years - 1.6%
KfW 153 - 100,000 - 10 years - 0.75% ([KfW 40]) (+10,000 repayment subsidy)
KfW 124 - 50,000 - 10 years - 1.7%

The funding amount and the repayment subsidy are official. Only the interest rate has not yet been announced. However, I doubt that it will be worse.

Our financial advisor now advises against waiting until then, as it is uncertain whether the criteria at the banks will become stricter and we might not get any financing in April at all. Can anyone relate to that? I personally cannot; otherwise, I wouldn’t be starting this thread. I even think our chances should improve due to the KfW funding. What do you think?

When do you want to start building or approximately when is the 1st groundbreaking planned (project start)? The deadlines for your applications are based on this. I am currently also trying to clarify how to obtain financing now with the conditions not yet known as of April 1, 2016.

I assume that is not possible at all, right? Prefabricated house. There was no talk of the first groundbreaking yet. Desired installation date is August 2016. Planning will only continue from the provider once financing is secured.

A bit provocative: "a financing with prospects of success" sounds a bit risky. Of course, I don't know your loan-to-value ratio - but 2.16% over 12 years doesn't sound like the deal of the year - and I also don't understand why the split... or why not both at 10 years for 1.6%? Maybe Toxi can advise on that.

Why does it have to be exactly 12 years? I don’t understand that (unless there are some good reasons for it). Compared to 10 years, it just makes the financing unnecessarily expensive.

No one can see into the future, so both the KFW conditions and the interest rate for the bank loan next year are uncertain. However, I personally do not expect any earth-shattering changes in interest rates. In the end, it’s a lottery whether it goes 20BP up or down by then.

But I also can’t really understand the advisor’s argument, unless it is really tight. But the flat rates shouldn’t change so drastically in 6 months that it’s no longer possible. If it was tight now, it will still be tight then.

You want to submit your application in April, then have the house designed, and build the house in August? That doesn't add up!?!
