Disagreements regarding construction financing

Hello, are all the framework conditions already clear? Property, construction, etc.

The key interest rates are expected to stay low in the Euro zone, I don’t understand the rush. Unless the intermediary still wants to close their year-end business.

If you have to refinance and/or the framework conditions change, it would be too risky for me personally.

What also bothers me is the short fixed interest period at this interest rate level. How high is the repayment and what are the remaining debts after 10 / 12 years? After all, you are starting with a 350k loan.

Precisely because you only want to start building in mid-2016, it would be advisable to wait until 01.04. for financing planning, as in addition to the double loan amount, an option for a 20-year fixed interest rate with the Kfw will also become available. This way, you will definitely have a better interest rate on this part of the loan amount than with the bank and long-term interest rate security.

What is wrong with that now? I assume the missing planning? It is a prefabricated house. We have already decided on the model. Also how we want the model. Moving interior walls etc. is included without extra charge. In terms of costs, the house is finished. Otherwise, we wouldn't have any costs for the banks. The details are only addressed after financing confirmation. Whether it will be August, September or at the latest October, I don't care. Please don't ask me why one loan from the (same) bank runs for 12 instead of 10 years. But thanks for the tip, I will inquire about that. Maybe it has something to do with collateral etc.?

We have to slowly start planning. Buy reserved land, commission architects, building permits also take their time. A prefabricated house is not built overnight either. So, from today until the set date in August we have been told is tight. Now the house provider does not have just a few orders, which is probably also due to their capacity.

I cannot/will not comment on the main part of your question. But I would like to briefly address the two points above:
I would not pay an interest surcharge of 0.56% for a 2-year longer fixed interest period. For 2 years, in my view, that is too high. You can better repay those 0.5%.
If you misread/mistyped and the fixed interest period is 15 years, that would be OK.

What do you want to buy the plot with? From the loan or from equity?
If it is to be bought with the loan, such an early contract conclusion could still be understandable.

Originally from the loan, but now there is the option to wait with the application. However, we need to secure the plot, so probably with a variable loan. Regarding the two bank products. These are two different ones from the same bank. One is the standard product, the other is additionally subsidized by the prefabricated house provider. I can only relay what I was told.
