Tox probably did not mean "non-rectangular houses," but simply normal houses that do not appear pressed onto the plot. Tuscany houses, by the way, are rarely found with a square base plate, but are loosened up with some additions. Anyway: an architect should bring an idea to find a beautiful building form for Tuscany lovers that does not immediately seem exotically wrong for this plot. 8 X 10 is also nice.

Basically yes. There are development areas where outbuildings (except garages) are generally prohibited – you are not even allowed to put a doghouse there. That is rare and rarely sensible, but it exists. In most development areas, outbuildings are permitted, and in NRW, outbuildings up to 30m³ volume are exempt from approval – exceptions prove the rule. Whether sheds/outbuildings over 30m³ volume can be approved depends on the specifications of the development plan, but usually does not pose a particular obstacle.

So basically: a shed outside the building boundaries is very likely to be approvable.



Hello Markus,

this question can only be clarified with an architect for the specific construction project. There are so many exceptions and different regulations regarding setback distances/roof overhangs that it is impossible to explain this conclusively here.

In principle, the roof overhangs do not matter and you can use the building permit window with 10 x 10; meaning the outer edges of the new building must match the building permit window.

Sometimes – with large roof overhangs and garage – there can be restrictions. But that should be something an architect can answer.
