Developing rear building land - is it worth it?

The development plan states how much site occupancy index and floor area ratio are to be built. Often, multi-family houses are not possible where there are only single-family houses (semi-detached houses are also single-family houses), because a maximum of 2 residential units may be built. But theoretically, you could build 2 semi-detached houses with 2 residential units each. That possibly makes 4-8 parking spaces that you would have to fit on the property as well as a driveway wide enough to allow emergency vehicles and the like to enter. Regarding the costs (2 million are probably somewhat overestimated), you calculate €3000/sqm of living space plus the purchase cost for the plot and the driveway and ancillary construction costs of €50,000.

500 sqm + X on two full floors plus attic, parking spaces (possibly underground garage) and you quickly end up there.
If it's a multi-family house, then you have to make use of the floor area ratio/site coverage ratio. Whether and how you can then rent the apartments well is the next question.
@TE: Minimum rent 12-14€, so that it brings in at least something

Is this even building land? I have not read any indication for it except the hope of the OP.

So the assumption that I would take the semi-detached house as collateral damage is wrong. On the contrary, I am actually interested in the semi-detached house. Since the seller only sells everything together and unfortunately I don't have much knowledge about properties, the idea for the post came to me. The only question is whether the property is interesting enough for people who want to build. I cannot afford a multi-family house beyond the million. I was interested in an evaluation of the property.
