Developer information varies. What is the realistic construction time?

: We have been looking for a property for a year. Meanwhile, the sellers are just going crazy with prices. And unfortunately, we haven't found the right house yet. Therefore, the decision to build now. But you are of course right. You buy or build a house for life. This was always clear to us and we have always stuck to it. Actually, after the last circulatory collapse in my sweltering 40-degree attic apartment, I had sworn that 2014 would be the last summer in which we suffered so much in our apartment. Besides, we have difficulties with our landlord (who lives downstairs) and just no longer feel comfortable at home.

That is unfortunately true and probably won’t change anytime soon.


That used to be the case; family ties were different back then than they are these days. Yvonne (ypg) recently linked an interesting report on her fb page. Try searching on Aunt Google for "Plötzlich Ladenhüter" + "Welt am Sonntag".


Certainly not pleasant; that’s clear. Against the heat, a mobile air conditioning unit can still help, and you can only wait out the landlord.

On the other hand, you must not let yourself be pressured by this situation, because then you can easily become prey to cunning sellers! Pressure is a terribly bad advisor! That’s why I wrote that half a year more or less should not matter.

I’m keeping my fingers crossed for you!

That probably depends on the construction method and whether you include the planning and approval process. For us, the groundbreaking was at the beginning of October. The foundation slab (no basement) was poured at the end of October, and we plan to move in in August. Maybe it will be finished even sooner, but since we want to do the floor coverings (except tiles) and painting ourselves, we don't want to put ourselves under pressure. Besides, we have children and therefore have the summer holidays. However, if we include the planning, it will be a little more than 2 years in the end (the plot has been owned for a longer time though).

Hello,

as already written several times, the currently most decisive factor is the workload of the construction company.

For example, we signed our contract in September 2013, demolished the old building in February 2014, and had the excavation and basement done in June/July 2014.

Our house (Holzständer-FH) was erected at the end of October 2014 and we moved in one week after the handover in February 2015.

In total, about 17 months.

Well, you had a lot of additional work, though.

We have a plot in a fully developed new neighborhood, no hillside/flat land, no basement.

Hello,
we are building with Viebrockhaus, who build in 3 months or 4 months with a basement. However, they are also quite busy. Signed in November, construction start only in September. After handover around New Year's, we still have to wallpaper / paint all the walls and let the walls continue to dry; we are aiming for early February to move in.
The plot is fully developed.
