Developer does not want to offer a garage?!

Hi,

a question about our construction project. We are planning a double garage with a roof terrace and soil piled up behind it, so that the garden starts on the same level after the roof terrace.
To the left of the garage is the house (boundary directly adjacent, a connecting door to the house will be installed) and to the right is the neighboring property.

Our developer, who is otherwise known for delivering everything from a single source and also providing full cost transparency (e.g. including calculation of all incidental construction costs) as well as a construction specification awarded by the VPV, wants us to buy the garage ourselves from the manufacturer.

Reason: He will make the foundations and calculate the size exactly for us, but we are supposed to order it ourselves; that is not his responsibility. Generously, he wants to grant us the company terms from the supplier, with a 3% discount. So to me, this strongly smells like he wants to evade the warranty. I suspect he has seen too many leaking roof terraces. He didn’t say that, but what else could be the reason?

What do you think?

Flat roofs are not a problem these days; provided they are properly constructed ;) I rather guess that he is not competitive in terms of offer compared to a prefabricated garage. Rhine regards

Hello,

with us it was the same, that our house manufacturer clearly told us that a prefabricated garage is significantly cheaper than anything he can offer us.

However, I have one question:

You write that your garage borders directly on the house on one side and on the neighbor's property on the other side - you know that a roof terrace on the garage must also comply with the setback distances to the neighbor?

Hi Dirk,

yes, we are aware of that. We can place the garage on the boundary, but we have to maintain a 2.5m setback from the boundary for the barrier. However, since this is fully within the building window, there should be no problem with that. I think that’s what you meant, right?

Okay :) As it turned out, it is really an issue because of the warranty... concerning possible leakage...
