Hello,
I have meanwhile received a few additional pieces of information:
The responsible building authority agrees to the project. The statics of the existing extension allow for the additional storey without any problems.
The roofer was here and said that the pitch of a new roof will no longer allow for a tiled roof. So we have to switch to a - as he called it - sandwich roof - for which the existing framework can probably no longer be used much. Furthermore, he said an additional concrete ceiling would have to be placed on the added floor, which, in terms of cost, would not make much difference because it would replace insulation. Overall, he estimates about €25,000–30,000 - however, this does not include insulation of the facade - which is not included in the price.
The heating engineer was here, he said the existing heating system can be used without problems and can also easily supply the new extension with underfloor heating. We can install the underfloor heating boards ourselves. He estimates the new bathroom with my equipment wishes at about €12,000–13,000 - this already includes lighting, stretch ceiling, heated towel rail - what would still be missing are the tiles, which we will also lay ourselves. The costs for the underfloor heating are likely around €7,000 - we paid that for exactly the same size in the existing extension 1.5 years ago; that probably will not change much. He estimated the remaining work (drainage, supply lines, ...) at a maximum of €5,000 - so I’m probably on the safe side with €25,000 here.
The floor layer has made me an offer of around €7,000 for dry screed panels on the underfloor heating, impact sound insulation underneath, vapor barrier and so on, as well as linoleum flooring throughout the entire extension except the bathroom. That sounds pretty good so far.
Questions:
1. What should I calculate for the dismantling? Or whom do I ask for that? Roofer as well?
2. What should I calculate for the masonry? Both for raising the ring beam to one level, as well as for the masonry of the extension?
3. How much does such a base slab cost? Do I really need two of them? Whom do I ask?
4. What do you roughly calculate for the windows? I think one nice large one in the bathroom, one in the bedroom, and a large glass sliding door of at least 2–3 m width to the balcony should be sufficient, right?
