Costs of well foundation - experiences?

I can't quite understand that either. It makes sense to do the [Bodengutachten] as soon as you know where the house will be placed, but before carrying out many other planning tasks (such as structural engineering) that will become obsolete because of the [Bodengutachten]. And basically, you can still move the house after the [Bodengutachten]. If the soil is uniform everywhere, that poses no problem. If the soil is extremely variable, you will have a surprise anyway, because the report is usually only done at the four corners.

Ok, the issue is now clearer to me. The moat running through the middle of the property unfortunately causes not only water in the soil but also different soil conditions in the area of the new building.

I can only strongly advise having a new expert report done. I wouldn’t necessarily choose the cheapest one either. I’m thinking about how I would approach the matter...

Regarding the costs: Given the circumstances, I think a basement will easily reach around €100,000. -Excavation -Dewatering -Possibly shoring -Foundation as a "gray tank"

A foundation with well rings or piles is definitely cheaper. I also throw the term vibro-stone columns into the mix (I’m a fan of those). The most expensive item among the options is definitely the site setup. Unfortunately, I cannot give you exact prices as too much has changed recently and it depends on too many factors. But the mentioned €30,000 for piles is realistic. Well rings are generally somewhat cheaper, as are vibro-stone columns. I still see the possibility of a shallow foundation as well. Plus a hillside drainage system that "dries out" the moat or channels it around the house.

Have another expert report done. Ideally with possible foundation heights (top edge of the finished floor), so the building waterproofing can be determined precisely. That’s where the next thousands go down the drain.

We have 16 piles for a 9.5mx9.5m foundation slab. The fun cost €36,000 in the year 2022. A lot of money for two days of work with the excavator.

I understood from the house builder that the statics and load case are only calculated once the building permit is granted, in order to avoid double efforts. For that, they then require a soil investigation report. The expert who made the report (2019) said he could only give a concrete foundation recommendation once the load case is available, otherwise it would be a circular problem.

Maybe I misunderstood something there as well. I will call the expert again today and request an offer.

I don't understand why an expert report from 2019 should no longer be valid. You are the only ones building on the site; if not, at least ask the neighbors what they have done.

I had classified the report as even older, since expired standards are used.

Of course, the report can still be used. I just don't consider the report to be good and believe that an assessment by another expert could possibly provide better recommendations.

What immediately caught my attention:
-Building waterproofing according to 18195 was replaced in 2017 by 18533-1
-Homogeneous areas are missing (they replace the soil classes)
-Use of excavated soil without declaration analytics (no landfill will accept that)
-No description of the foundation, no soil pressures/soil resistances, etc.
