There were no small businesses there but one question would be whether the seepage pit might be a risk factor.....

A standard geotechnical report, as required by the structural engineer, certainly does not include a chemical analysis of the soil. That is a completely different matter from what you are imagining and what the [GU] will do.

No, an old cesspit is not a problem; feces are not a pollutant - if anything, they are fertilizer.

I would talk to the neighbors; it is not very likely that your building gap is any different from the adjacent properties. That would be enough for me.

If the neighbors built with a white tank, you will need one too, and if the neighbors had to use piles or had to fill in an especially thick layer of gravel, you will have to take that into account as well.

Maybe I wasn’t clear. I had just read what is generally done in a geotechnical report and also came across information about a contaminant analysis. I wouldn’t say that I’m imagining that.

Rather, I tend to follow Nofret’s advice and simply talk to the neighbors...

Although hardly any of them probably built there themselves (it was the early 60s after all). I’m curious whether they even know if a "white tank" was installed...

That’s something I can deal with for now.

Simply put: why get a soil survey before the purchase if you know that all the neighbors had to build with a watertight concrete shell? You already know exactly what’s coming your way, right?! Or are you hoping for better soil conditions?!

You can also talk directly to the neighboring property owners. If both neighbors on the right and left each have high groundwater, it probably won’t be any better for you.

How should I know if they installed a [Weiße Wanne]? My guess was that they might not even know themselves.
