Attention, it's me: Bauhaus, had to change my username.
I also spoke of a "small," let's say normal house: 170 sqm living space + basement, now with a granny flat, to "ease" the price a bit. Square and roof on top. A small extension, because there's no other way. For that, the attic is a bit smaller than the ground floor.
No bay windows, no dormers, no frills.
I now doubt that a cheaper provider will do the same execution as you would like. We are very picky, pay close attention to details. We looked at different houses and only "our" architect's house meets our standards: if it's already this expensive (and even €300,000 or less is a lot of money), then it has to be properly finished. When I see poorly installed baseboards or sockets with paint splatters, I freak out! Then I might as well do it myself.....
There are plenty of people who are satisfied with that. Not me! I pay too much for that.
Our architect is one who looks very closely at every single trade.
Still: we also feel taken for a ride when everyone we know tells us their house supposedly cost only €250,000. And these are people who I would now suspect can afford more than we can...
We will still build with our architect and hope that we can push the price down a bit during the tenders.
