A city villa built with a recessed top floor (2/3 rule) does not. That’s what I was told.

At first glance, the earthworks are missing, or are they included in the house price?

Paving €7,500? How many square meters are to be paved?

Hmm, and when did they build? And are they honest???

Hip roof
Plaster facade (white)
Soil removal/leveling
Gas heating & solar system
Controlled residential ventilation with heat recovery
Underfloor heating
Electric shutters (outside anthracite)
Painting work
Carpet/tiles 35€/m2
Staircase with granite covering (solid)
Roof tiles (anthracite)
Front door with 2 side panels (outside anthracite)
Secondary door garage/utility room
Windows triple-glazed (outside anthracite)

There are already quite a few extras included, which the BU will probably charge you for as well. Standard usually looks different.
Painting and flooring (except hallway, kitchen, bathroom) are builder’s scope and rarely included.
Double garage is a separate item and will probably be added on top.

I built 3 years ago in affordable Lower Saxony, but I also exceeded 20,000 – since everything has become more expensive now anyway, count on 30,000.

Paving 7,500€ Fence 10,000€ Patio roof 4,000€ Garden house 2,000€ Garden design 2,500€ Kitchen 15,000€ Furniture 2,500€ Reserve 5,000€ Moving 1,000€

I would also add 30-40% everywhere here. Whatever is left will also be spent.

The earthworks are supposed to be included in the house price. The paving area is supposed to be a total of 90m2.
