Cost recording according to the final offer - Are these details correct?

On the subject of storage rooms ... wooden garden house (like ours) or external storage rooms with masonry. Doesn't cost the earth. Basically, I am conflicted, feels too cheap ... now everyone is coming with their tile and other surcharges. I would be happy if you manage it and keep us updated if you stayed within budget. Financially well secured with follow-up financing? We were able to cover additional costs with ongoing cash flow.

Danwood has, I think, its own products, like tiles for sampling. Also 30/60... you can find something nice if you don’t want something special like natural stone. Then surcharges would already fall away. Painter is also in the price and _all_ floor coverings...

Electricity would be way too little for me.

Thank you very much for your feedback,

the tile selection comes from Raab Karcher. According to the standard in the construction service description, the tile price per sqm is 20 EUR.
Painting is also included, but only basic white. Here I use wallpaper for the kitchen/living room/bedroom, the trade is awarded to neighbors. The price difference is deducted from the sample selection for the tiles and the roller shutters on the upper floor.

Regarding electrical: Danwood is quite fair, as soon as I have a double socket, only the material price for a single socket is charged as an extra cost. Some prefabricated house providers charge the price of an additional socket including cables for this simple change.

Of course, if pulling additional cables is necessary, this is subject to extra charges according to the standard.

Once the preliminary contract is signed, I will submit the building inquiry.
Afterwards, the soil survey will be done if the building inquiry is positive.

Only then can I say that it is starting.

As long as everything stays within the calculated framework, I would have for the kitchen setup (10,000 EUR (the amount is secured) + necessary furniture 10,000 EUR as liquid assets (not included in the construction financing). If the money for furniture is gone, I will just use my old ones.
I have absolutely no hesitation about that.

Behind closed doors, I can give you the tip to have the construction crew (usually about 14 days including the on-site installation appointment) install one or two nice-to-haves that are not covered by warranty, for example a washbasin countertop or something... of course for money... however, you should think it over carefully and be able to explain it to them, they speak Polish.

Since some of you are surely interested in the project progress:

The plot division was not possible. The old plot would be built over. I would have had to tear down part of it, which no longer fits into the budget.

Due to this dilemma, we decided on Plan B:

I will renovate my parents' house. After numerous discussions, we found a good solution for the ownership transfer.

The former loan for the new construction has now been allocated for the renovation; this also had an advantage, as the loan-to-value ratio is now lower.

The house is about 300m² with 2 residential units (attic: 1 apartment approx. 70m², rest ground floor and basement). Since the roof and facade were done a few years ago, I only have to renew the interior and a demolition (electrical, water, sanitary, windows, 2 bathrooms)...

Offers and contracts have already been signed; now I hope for a quick spring aka start of construction.

I will keep you informed about the progress.
