Cost opinion on planned single-family house

Hello,


I am planning to build a single-family house with my family.


We have already been to several construction companies and are now specifically invited by an architect who made us the following fixed-price offer.


My question is whether, in your opinion, the price is within a reasonable range.


The following data for the house:


-Living area: 166sqm, floor area 177sqm


-Enclosed space: 700cbm


-Knee wall in shell construction 1885mm


-Roof pitch 26°


-Wechselfassade


-Clay roof tiles


-Chimney


-14 electric roller shutters


-Underfloor heating throughout the house


-Windows on the upper floor on the eaves and gable sides


-Drainage included


-Construction site setup, construction management, construction supervision included


-Construction electricity, construction water and consumption included


-No basement


-Exterior dimensions 12m x 9m (plus 2 extensions on the eaves sides)


-KfW 70, triple glazing 0.7uG, increased insulation, insulated base plate


-Gas heating WOLF with solar for domestic hot water - How does Wolf compare in terms of price?


- 2 bathrooms


- Ground floor with guest room, open kitchen, shower/WC and utility room
- Upper floor hallway, 2 children's rooms, bedroom with dressing room, bathroom
- Unfinished attic






Not included in the price are sanitary fittings, tiling work, windowsills, painting and wallpapering work, and floor coverings.




I plan to carry out these things myself.

Lol,

ha forgot the most important thing.
The house is supposed to cost €208,000 without my own work.

Is everything really included there? Somehow the price seems too cheap to be real. Even if an additional €40k in personal contributions were added, that contradicts what you read about real prices here.

What is not included are the
-building incidental costs (water, gas, electricity, telephone, applications, surveying, etc.)
-property (+ notary, property transfer tax)
-my own services (approx. 14,000 euros)
-and the outdoor facilities.

otherwise, the price is "complete" (contract is ready for signature)

hm, when I read your thread with the list, I immediately thought of my construction company (architect). And they are from the Hannover area. If it is the one we also have, the price could be about right...

You can hint or send me a PM about who it is... a location indication is enough here in the forum ;)

First of all, that is an ambitious price... if it works out, congratulations. But with the 14,000 you planned, you won’t get far if you want to do all that in [EIgenleistung], as you listed. I also hope that by window sills you only mean the [INNEN] ones... outside, as a layman, you should keep your hands off. I don’t think you will get away that cheaply. After all, the offer you mentioned is only 1,250€ per sqm. Without knowing the construction service description, no one can give you advice. I suspect some points are missing from the list. For example, I don’t see the base slab or earthworks... In any case, add 30-40,000 in incidental construction costs to your price. You will probably need those, even without a basement. Have you already done a soil survey?
