You could first give the helpers a more intensive insight into your needs and wishes, instead of letting the potential lie fallow, as there are many experts here. And also feel free to reveal who this mysterious Weisser is.

Obtaining further offers is rather not connected with gaining insights before the forum's potentials have been utilized.

I could have sworn it was Weiss :rolleyes:.

Our requirement is for a 180 sqm house on 2 floors, plus a basement (white tank) since the plot slopes about 3m from the street.
The plot is 18m wide and about 29m long. The development plan provides for a gable roof with a pitch of 30-45 degrees with an eaves height of 7m and a ridge height of 11m, unfortunately measured from the lowest building point (meaning the basement is included).
The upper floor should include 2 children's rooms, a children's bathroom (shower), a master bedroom with a walk-in closet, and a master bathroom. I know, that will be tight.
The utility room and office should be in the basement. My wife wishes for a gallery above the living room and a single garage accessible from the house.
The plot is bordered at the back by a river and fields, so we want to work with large glass windows at the rear living area.
Otherwise, we are relatively flexible regarding the material implementation, and are not particularly informed yet.
It does not have to be KFW 40 plus; the overall budget for the house excluding ancillary costs is around TEUR 600.

Then you better come to terms with the idea that it won't work. 180sqm almost barely makes it today without a basement, with the living basement in a white tank you will almost certainly be over budget and then add a garage...

I have never read this before, tell me (careful, no link!) where the development plan can be found ("Kleinkrotzenburg Nr. 123 Am Blocksberg"). Then the gap between desired size and budget still needs to be closed. How is your slope description to be understood: flat up to 3 m beyond the street boundary line, then (how steeply) sloping? (what is especially important is how the elevation change is beneath the house footprint). With any significant slope, all providers risk simply propping a flat-plot design up on a basement like on a jack, without utilizing the slope. This regularly causes excess surface area. Unfortunately, you have not yet shown which design you requested. My impression honestly was/is rather that the lack of information has been heavily overcompensated by incorrect assumptions. That is where the best joint work can be done. We are happy to help but (since we have been missing ) only have murky crystal balls left. Therefore, there is a causal connection between sparse information and the limited extent of assistance possible.

Hello WilderSueden, thanks for your assessment, but as I said, we have received 2 offers for about EUR 560,000. Of course, they are not yet worked out in detail, but I do think that with both providers we can realize something reasonable for EUR 600,000 excluding additional construction costs. If necessary, we'll build the garage later. I see the potential for significant one-time payments, which could then be used for a garage and the outdoor facilities.

Hello 11ant, I am now attaching screenshots of the development plan here. The legally binding development plans of the Lautertal municipality can be found in the Bürger GIS of the Bergstraße district. The address is Nibelungenstrasse 133 in Elmshausen.

I think the issue with determining the ridge and eave height is that the basement would be freestanding towards the back due to the slope and therefore counts. Attached are 2 pictures of the plot so you can assess the slope. We would like to build at street level like the neighbors on the right, who chose the variant of a basement with a white bathtub and a timber-frame house and then had problems because of the 7m eave height and had to adjust their plans.
We have already spoken to a civil engineer and excavator, and he estimated the effort for connection costs, basement excavation, and filling up to street level and driveway paving comparable to the neighbors at about €100,000. For that, however, we would also get the plot at a fair price.

We are currently in the final negotiations for the plot purchase, and all we have really done so far is try to understand what it means financially to implement something according to our ideas on this plot.
