Cost of prefabricated house: Solid construction vs wood?

Hello everyone,

and sorry for only getting back to you now. The last few days have been an emotional rollercoaster with my wife and we will most likely not take the plot, but we also don’t have an alternative for the time being. There are no new development areas in the vicinity for the foreseeable future (the next 2-3 years) and most second-hand plots are practically unaffordable. Here on Bergstrasse we are currently talking about 800-1200 per sqm.

You are absolutely right, the house should be built based on a needs assessment while we let ourselves be driven by an alleged bargain price for the land.

I will get back to you when a concrete building decision is to be made. So far, everything has just been about exploring the financial framework.

Just as a note: If you count the €100,000 for the earthworks on the slope and you create a basement (i.e. a floor with residential quality with a large room and underground ancillary rooms), bedrooms on the ground floor, and the office in the attic, then it will still be a rather tight fit, but more feasible. In addition, one could say goodbye to the prestige architect houses in the million-euro range that are printed in glossy magazines and embrace a rain shower, nice tiles, and a different open room concept, e.g. a small air space instead of a gallery. If a regional construction company builds it instead of the more expensive supraregional ones, one could also be happy.

Don’t throw in the towel, I now also offer support in finding plots with and without brokers on reader request professionally (however, my Barthel tips will not be published as an eBook for the time being, this is quasi @all because there was another inquiry before the weekend). The supply outside the market is larger and regularly also cheaper. Many seekers make the mistake of seeing listings on portals and the like as supposed indicators of the market situation and partly paying too much or (even much more often) giving up too early. The best thanks (beneficial for fellow readers and not least yourself) is when you answer the questions about the basis of the offers , and when you fill out the questionnaire – this actually lays the foundation for the needs assessment. Besides architects, I and other building consultants also assist with this craft.
