Cost of energy consulting (Building Energy Act/KfW 55)

Hello everyone,

we are currently planning the construction of a new single-family house (approx. 230 sqm living space) and are in the approval planning phase with our architects. Now we would also like to involve an energy consultant who shall provide "Beratungsleistungen zur thermischen Bauphysik" and "Beratungsleistungen zur Förderung eines KfW-Effizienzgebäudes". The fee offer seems quite high to us compared to all the online available reference values. Therefore, I would like to know from you what you have spent on the energy consultation. The offer is approximately as follows (all net prices). How do you assess this? Is it reasonable? Compared to structural engineering and architecture, it already seems a lot, especially since the design of heating and ventilation is not yet included.

Basic services for design and approval planning: flat rate 2,500 euros
Participation in execution planning: flat rate 1,100 euros
Proof according to the Energy Saving Ordinance: flat rate 750 euros
Total 4,450 euros net

Consulting services for the KfW efficiency house 4,952 euros net

This is then plus incidental costs and VAT, so a total of approx. 11,300 euros gross.

Hello,

unfortunately, I can only give you feedback on this point, as we have only commissioned the planning and construction supervision for the KfW standard.
The planning was agreed upon here only to ensure that the desired KfW standard is compatible with the existing general contractor planning. So only a review took place.

For this, we will pay a total of 2,500 euros gross.

50% of the order amount up to 4,000 euros is also reimbursed by KfW.

We have received the first invoice:
Consultation on funding options and variants for the new building 300 € net

Energy Saving Ordinance calculations for the efficiency house including adjustments to the summer protection, evidence and confirmations for the application (we are building KfW40+) 700 € net

There will now be approximately 2,500-3,000 euros for construction supervision and acceptance.

In total, around 4,000 € net. I also cannot explain why it is almost three times as expensive for you.
We are also building with architects and the house will be about 194 sqm with a single garage.

Otherwise, we will now get some comparative offers, it seems to be rather on the higher end. I will give feedback here again - regarding the energy consultation, I found it difficult to find comparative values online.

I have just briefly looked at our offer regarding the energy consulting with the KfW application (the current status is that we probably will not implement the KfW construction). We will make a final decision on this in November.

Our offer is divided into three stages. 1. the pure consulting service including the associated calculation. 2. the application for funding. 3. the KfW construction supervision.

As of now, we have commissioned stage 1. This includes the following points:

- Review and request of documents, funding check, examination of building physics (components and minimum thermal insulation)
- Building simulation energy balance Energy Saving Ordinance according to DIN 4108-6/4701-10
- Preliminary clarification of common funding programs (KfW, BAFA) including surcharge calculation variants (KfW, FAFA and FES)
- Preliminary estimation of thermal bridge factor

The price here was around €3,800 gross.

Stages 2 and 3 would cost an additional approx. €6,800 gross. In addition, a success fee of €6,000 would be added. Minus a possible consulting grant, our share would be approx. 12.5k.
