So was the appraiser commissioned by the bank or how does the appraiser come to check that? Is it done by random sampling or how?

Brief additional inquiry: I have a wooden beam ceiling with clay filling. According to various information, this ceiling should already achieve the necessary values without additional insulation. Can someone confirm this?

Expertise will certainly cost money in this case. There is such expertise, as much as we would like to provide it here, it will probably cost money.

What you would be legally required to do is insulate the top floor ceiling or roof slopes according to the Energy Saving Ordinance 2014, provided that the ceiling does not already meet the minimum thermal protection according to DIN 4108-2: 2013-02. This is usually the case with a wooden beam ceiling. Nevertheless, it will generally be worthwhile to properly insulate the ceiling. It makes the place cozier and pays off in a few years. Depending on the construction, you can insulate the ceiling from above, and blown-in insulation may also be possible.

Who is supposed to check this, I also wonder; to be honest, I don't think anyone. I myself bought an older house and informed myself accordingly. The chimney sweep was definitely not interested in my uninsulated roof.

What would also need to be done is replacing an old heating boiler, but you do not have that problem either.

Everything else is optional.

The appraiser you pay is hardly going to nitpick the Energy Saving Ordinance. And that's exactly what this is about. Who even checks whether the house complies with the regulations?! Especially if the house is built without a bank, there's no one who ever looks at the house.
