Good morning,
This model is flawed; better to calculate like this:
Land: TEUR 100
Incidental construction costs: TEUR 40
Painting work and floor coverings in EL: TEUR 20
Outdoor facilities in EL: TEUR 10 (just the essentials)
Reserves for extras: TEUR 10
All in all TEUR 180 - TEUR 380 = TEUR 200 remain for the pure house construction
Even if the TE still has reserves on hand, the costs of the single-family house should not exceed this value. It may still happen that unexpected costs arise due to, for example, additional foundation costs, which are not covered by my buffer in the incidental construction costs. That sometimes happens faster than offspring are employed ;)
It is the assumed value per square meter and is representative of a single-family house, to be considered as built to KFW 70 efficiency house standard. It makes no difference whether it is a detached single-family house, a townhouse, or a semi-detached house.
I don’t see where the land prices you mentioned are supposed to be expensive. There are plenty of other examples where you have to take double or more as a basis.
You will have to say goodbye to that; the basement for sure. A realistic budget for a single-family house of the size mentioned on a slab foundation including land and all incidental costs is TEUR 450.

Just roughly calculated:
380,000 € - 100,000 € (land) - 40,000 € (incidental construction costs) = 240,000 €
240,000 € / 1,500 € (taken as an assumed benchmark for costs per sqm) = 160 sqm living space
That should fit. But this calculation is really only meant as a very rough guideline.

1,500 € per sqm, does that apply to a semi-detached house, townhouse, or single-family house? The background is that I want to approach various builders soon. However, I wanted to get a feeling beforehand whether our budget is even realistic. Before I start and get a weary smile.

[*]Equipment should be normal, only one fireplace is desired
