Who needs without needing to need, does not need to not need... Who actually needs a carport? One might want one. Sanitary facilities are needed. Seriously, for storing and locking away tools, a shed is enough. You can buy one in metal design with 10 sqm five times a year for around 2k in good quality in the promotion. I claim you can even build that yourself for half the price, out of wood with point foundations (I will report on that in the summer). The roofing of the parking space with photovoltaics on top can then really be carried out in year 2, 3, or even 5.

The earthworks seem to me to be underestimated. Furthermore, the scope of the earthworks depends, among other things, on which slab/foundation is required after the soil report is available. At least that was the case for us. I don't know the technical background, but for us, a strip foundation was initially mentioned and then the builder switched to a "full slab (?)". I don't know the reasons, I lack the experience. (In any case, this resulted in us receiving a credit of about 5,000 from the builder, but the excavator charged about 15,000 euros more. However, not all invoices have been received yet, so this may still change.) Nevertheless, I want to encourage you to build. It is hardly likely that you will regret it.

At a maximum rate of 1400, you won't get 500k approved as a full payer until 65. Calculate the rate that works and what that means for the financing, then you'll better understand the direction it's going. We had about 1280 EUR as a rate this week for 300k, over 25 years mind you.

I don't want to stop anyone from building here. But I wonder why "exact land value" is titled "bargain plot." And then also

that sounds really weird. At least to me. And then building obligation and no resale allowed.

If this really is your dream plot (great location, good size, nice town), then just buy it, you have the money, and 80k€ is not much for a building plot. But then sleep on it a few more times, talk to the bank, talk to the developers. What happens if you end up not building (because you lack the money)?
And if it’s not your dream plot: stay completely calm and don’t let yourself be pressured.

It's getting tight. Is there potential for a salary increase? You can try how much installment is possible with which loan using online financial calculators. I would definitely choose a long fixed interest period. 10 years would be very risky for you.

Salary is currently as it is. Period. In addition, they are already in a comfortable situation due to 2 company cars. Without them, the net income would be a few euros higher (assumption 200-500€), but the expenses would be significantly higher (assumption 500-1000€). With a company car, you are usually always cheaper.
