What use is this dressing room that both children share? It's bound to cause arguments. I would put up a partition wall in the middle so that two large niches for the wardrobes are created.

Thank you! The development plan requires a city villa with a hipped roof. Not my first choice, but we are glad to have gotten a central plot at all.

The additional equipment is already included in the 400,000 and this is the turnkey price (from the construction company) including floor coverings and painting and wallpapering work. Incidental construction costs and the plot are not included in these expenses. I just wanted to state what we really want to spend on the house with the construction company.

Thank you very much for the message! Yes, we will probably save on that first. We have identical twin girls who are inseparable and will probably want to sleep in the same room for a long time.

I hope you have already signed it and pay very close attention to the price lock period. Because the price is very cheap, don't let the company bet on the expiration of the price lock. I've read stories about that already....

First of all. This is by definition not a conservatory. Rather a dining area in the extended recess. (And therefore not as expensive as one, but still more expensive than without a recess).

The entire floor plan is somehow "tricky" and a lot of real, usable sqm are lost in the process.

- The kitchen is too hidden for me
- Living room as a walk-through room... with a view of the office door...
- Parents' dressing room behind the bedroom (order)
- Children's dressing room is dark and only takes up space
- why a double bed in the children's room? Door opens outwards
- I don't see any space for a cupboard or small cupboards in the bathroom
- POS. of the toilet has already been mentioned
- ....

The budget question should be clarified first before trying to optimize or cut...

As already stated in another response, the €400,000 for the turnkey house is directly from the construction company with a whole range of special requests. That is actually exactly the limit we want to spend with the construction company. We have planned 20% additional costs + land for that.

Thanks also for the other suggested changes!
