Corner plot city villa 150 sqm + conservatory, E-W

May I ask why you planned a city villa cube if you don't like it? What was against a rectangle with a gable roof? Rectangles are usually more efficient in terms of space usage. Are the 5 square meters less sufficient for you? What is the planned equipment? Maybe you can still save there?

what's the use of this dressing room that both children share? There will obviously be conflicts.
I would put up a partition wall in the middle so that two large niches for the wardrobes are created.

Thank you! The development plan specifies a city villa with a hipped roof. Not my first choice, but we are glad to have gotten a central plot at all. The extra features are already included in the 400,000 and it is the turnkey price (from the construction company) with floor coverings and painting and wallpapering work. Incidental construction costs and the land I did not count among the expenses here. I just wanted to state here what we really want to spend on the house at the construction company.

Then I'll start with the price and wonder about the architect's price estimate:

- 150 sqm * €2,500 (rather low) = €375,000
- Garage: €20,000
- Conservatory: €40,000???
- Special equipment: xxx.
- Additional construction costs: €30,000
We're easily at €500,000.

If your actual limit is the architect's estimate, you have no buffer at all, which is very, very bad in house construction. I would say:
- Leave out the conservatory
- No garage, you can build a carport later
- One walk-in closet on the upper floor is totally enough. Large wardrobes can be placed in the children's rooms
- Bathroom is somewhat very small for four people and quite cramped. If the mother-in-law uses the toilet upstairs and doesn't lock the door, the view when entering is certainly priceless.... I wouldn't necessarily place the toilet there, unless it's made of gold...
