Corner garage on building boundary?

Hello,


Why don’t you just plan a 3 x 9 m garage with an extension, then the question wouldn’t even arise. Otherwise, you should talk to the building planning office responsible for you to find out if your idea can be approved. Answering this from a distance is difficult to impossible since I have no knowledge of the property or the textual regulations.

I can imagine that this is again a matter of cost. I have the same problem, actually. My neighbor didn't think my idea was so great..

The problem is that our plot is not deep enough to build the narrow side of the house parallel to the narrow side of the plot and then plan such a long garage, because then there is hardly any space left to plan an entrance there.

Unfortunately, I don’t have a picture of it here yet, we are just at the beginning of the planning and whether we buy more square meters than the 400 depends on the possibility of the corner garage. The plot is 21m wide and 19m deep. We are planning the driveway with the garage at the far right on the back right border. But since we want to build without a basement, we would like a large garage. Therefore, one option would be 8 meters long with space at the back inside (then 5 meters overlap with the house which is 9m deep) or the garage only 5-6 meters long and then an extension around the corner behind the house. If that is too complicated to understand here, I’d probably better call somewhere to have it explained to me. Thanks anyway.

What you plan and what you are allowed to do can be two different things. Does the development plan assign a building envelope (BF) for the garage on the plot or are you definitely allowed to exceed your building envelope by +/- 5.00 m?


8.00 m depth is feasible cost-wise if you do not exceed 3.00 m width. On the other hand, if the house depth is 9.00 m (usually mandatory 5.00 m for the parking space in front of the garage), you would have space for the longer garage; if the development plan does not specify a fixed BF for the garage and therefore state building regulations apply, you are even allowed to exceed the house body by 3.00 m with the garage. BUT only with the garage; boundary construction with living space is only allowed for semi-detached houses or in rare exceptional cases.


It is always better if you ask someone who "knows about it" – answering from a distance (as I have written once before) is almost impossible without knowledge of the circumstances.

Most building authorities have one day a week open for public visits; here in the Rhineland usually Thursday. Go there with your documents and you will surely be helped.
