Yes, exactly, as I already wrote at the beginning, the item consists of 30K for an air-water heat pump, 30K for underfloor heating, and the rest for various insulations on the basement ceiling and insulation of the basement walls/doors to unheated rooms.


We will not want an additional bathroom in the attic; we just want to convert the attic here later into a guest room or office.
Rafter insulation, since the roof has to be re-roofed anyway; the tiles are not in good condition. If I remember correctly, the energy consultant advised us that insulation from the inside would cause us to lose a lot of space.
For the roof windows, I calculated 2: on one side the dormer, on the other the two windows; together with the already existing window at the gable, the room should have enough light.

As I said, I want to do the gutting myself, and in the end, the painting and floors (excluding tiles).

On-rafter insulation saves exactly the rafter height, usually 20cm or 30cm, if you want to double up.

What about the positions of energy consultant, architect, etc.? You shouldn't underestimate those. You have to take the energy consultant as a construction supervisor, otherwise there will be no approval (in case of KFW, etc.). Additionally, everything has to be coordinated and the trades awarded. Construction supervision?

The heating budget is definitely too high. Air heat pump around 15k, underfloor heating around 20-25k, basement ceiling insulation 1-2k (DIY that anyone with two left hands can do themselves). External wall insulation is of course not cheap but also depends on the location and the property.

Roofing + insulation 30-35k+ in the current times.

Bathroom depends on the size and equipment. A guest bathroom with shower + a regular bathroom around 35-40k together. Windows depending on number, size less decisive. I would also estimate at least 30k and eternal waiting times there.

No new roof truss, right?
