3000€/sqm, that is the reference value for a standard house in a compact cuboid shape. For this L-construct, I estimate 3500€: larger foundation slab, additional earthworks, etc. Added to that are ancillary building costs as well as utility connections and outdoor facilities.
Now to the question: Is everything listed in this cost overview and if so, are these costs realistic?
Or are there actually items missing that will definitely come up in reality?
At least do you think that the green highlighted trades (to be carried out by the mentioned contractor) are realistic?
Again: you can’t say that: take the masonry work for example: do you have the same window dimensions, same sill heights, or is there additional effort? Window widths also play a role in walls and differences that are cost-neutral and deducted again. The windows are not known here. How thick are the walls, which type of brick is used? Is there insulation?
There is no drawing to refer to.
What is meant by drainage channel, what by drainage?
What is the roof made of? What is meant by concrete work?
Interior plaster: what quality standard is done for the price? Which one do you want?
Tiles: what dimensions? What sqm price? How much area?
Room ventilation work: this is not a controlled residential ventilation system… what do you expect from your room ventilation? Feels like the price for everything is too cheap.
Bathroom fixtures: too cheap for design, too expensive for a budget outfitter.
Lights and lamps: are they gold-plated? Way too expensive for 2-4 exterior lamps.
Electrical: are 20, 50, or even 100 sockets included in the price?
Carpentry work: what is being carpentered in this house?
Roller shutters: again the question, for how many and how large windows? Electric or manual crank? Aluminum or plastic?
Etc. These positions are only picked out now. Ultimately, you have to ask yourself for each position: what exactly is included in the price?
The Sims house is no reference on which costs can be estimated or allowed, nor a detailed cost estimate (without a description of the construction services).
A 4-meter-long garage is simply not usable. 6 sqm small storage instead of an office in the middle of a house, and where is the storage space? Where is the sofa supposed to stand? Where will the laundry be washed? Hallway is bigger than a child’s room? A house wider than 20 meters.
The numbers are hardly worth anything without a description of construction services combined with this drawing. Whether this is trustworthy, you have to answer for yourselves.
