Construction financing single-family house - What is possible, what do you advise?

I currently do not have a site plan available.
I will try to describe the plot in a bit more detail:
-The plot is accessible from the street level at the front. After about 2m into the plot, there is a slope of approx. 20° downward.
-The ground floor could thus be entered on ground level, as could the garage.
-After our plot area, a hillside begins, which has an incline of about 30°.

If one makes a rough cost calculation for the construction (clearly most figures are estimates), I suppose the following listing arises:

Monthly net income:
He: €2300 (Pure base salary, without commissions, Christmas bonus, etc.)
She: €1600 (Pure base salary without Christmas bonus)

Current monthly expenses:
-Both values are currently maximum values here: €1400
(Insurance, savings contracts, vacations, groceries, rent, etc.)

We have assumed minimum values here. The rest should serve as possible leeway. Vacation, necessary short-term repairs, special repayments... Are somewhat conservative here.

Yes, I don't dispute that and also think that a basement is more economical. We have a similar situation and will also build with a basement. However, the office and guest room will then move to the basement and the house "above" will only be 140 sqm. You want 165 sqm upstairs, right? Do you actually need that much?

With all due respect, I think the room above the garage is nonsense. From which American movie did you get that idea? Would you want to live there?

I am also currently in financing discussions, but nobody really cares about the BAföG debts that are due at the end of 2020. The conditions have not worsened by even a tenth of a percent. One advisor said that BAföG debts are the best debts you can have.

We arrived at 165sqm because some time ago we looked at a show home that was about this size. The 165sqm is not strictly necessary. I am interested in opinions and reports of experience here. Especially regarding possible family planning, etc. Since you have similar conditions. Do you already have a cost calculation that you might provide to me? I believe that would be a great help for us. The garage is to / can connect directly to the house. Of course, there is also the possibility to omit it entirely, but we quite like this building form, which is why we came up with the idea. What reasons do you think speak against a room above the garage? Thanks for the honest opinion!
