Construction financing single-family house - What is possible, what do you advise?

I would have already included that in the costs mentioned above.
Do you think the costs we assume here are too low?

For your construction project: Is it a solid house? Shell house, etc.?

Yes, a solid house with 42.5 bricks, air-water heat pump, aluminum cladding in the somewhat cheaper Southeast Bavaria. Prefabricated house had hardly any price advantages.

Maybe first: we will build with an architect and single contract award. The cost estimate is based on his experience, the soil report, and the height survey = I also recommend this to you. Accordingly, we will have about 140 sqm gable roof with basement. In the basement (240 cm room height) there will be an office and guest room, i.e. about 30 sqm of living space, the rest storage and technical room. The requirement was as large as necessary, as small as possible – it should function without restrictions. Costs: we are building in the Rhine-Main area without own work and are opting for controlled residential ventilation, raised living space on the ground floor to about 275 cm, anthracite-colored windows, 2 bathrooms (one of them just a shower bath), many windows, and possibly a lift-and-slide door. No KNX, no fireplace, no balcony, no bay window or similar. 465k incl. incidental costs plus garage Room above garage: you are building quite large. Just integrate the room into the house. There is space. Would you like to live above the garage? I wouldn't even as a guest... We are planning with 2 children and even a third would still have space in the office or guest room.

If you already have the property, maybe you could have a soil survey done? I don’t know who the right contact person would be, but then you could get a rough estimate of the costs for the earthworks? This item seems to be difficult to estimate at the moment. Then you would have a reference point to determine whether the project would be financially feasible.

As mentioned, we are currently still in a rough planning phase.
By the end of the year, the more detailed planning for both costs and possible construction methods should be clarified.

May I also ask what financial resources you already bring to the construction project and what your approximate monthly net income is.
