According to your own statement, you have obtained turnkey offers. Just use those as a basis?

Yes, I have them, but why should I, for example, take out a loan of 100,000 euros or more that I definitely do not need? Is that how it’s done? I don’t know anything about it, that’s why I’m asking. And I don’t want to build turnkey at all; except for plumbing/heating, electronics, windows, and roof, I want to do everything myself. I would be way too high if I indicate turnkey, wouldn’t I?

And from a contractor whom I also know personally, a shell construction offer of about 200,000 including a foreman for 6 weeks, and another for 200,000 without employees from the company. What should I take for the bank now?

Hello,

the listing from the architect is enough for the banks. He calculates it according to certain specifications.
That means, for the bank it is sufficient if it is his listing, including stamp and signature.

If you do a lot of work yourself, have the architect split it as follows:
Trade A = €75,000 = €40,000 materials, €35,000 labor (and if you do some work yourself here = of that own work X)
and this consistently for all trades, so that it is plausible for the bank.

I have already arranged financing where €100,000 - €150,000 of own work was included. Good for the conditions.

If you "surely" believe you have calculated the effective house price by subtracting the labor portion of all self-made positions from the turnkey offer, then you will probably even bitterly need the "too much" loan. Price increases will occur because you will take too long (and then you will also have to use other providers because the cheapest ones will no longer have time), thirdly do not underestimate the "value" of warranty problems with emerging trades. If you do not have at least two completed vocational training programs in trades yourself, your financier will usually not trust you to build an equally valuable credit security with your self-assessed so skillful hands - this is reflected in the conditions. The popular objection "no no, I don't do everything myself, I can fully rely on the undeclared work from my buddies Jupp and Pitter" would by the way be "not a PRO argument" ;-)

Basically, I don't understand why people here are never trusted with doing their own work. Maybe Dad, Mom, / father-in-law, mother-in-law, brother, sister or brother-in-law in trades, i.e. the closest family circle.

Why do you need vocational training for drywall construction, laying floors, painting, or carrying stones and mixing mortar during shell construction?

It just takes a bit longer, yes – but there is also an interest-free construction loan period and if there is 1-2 months of double burden with rent, that won't kill anyone.
