We also asked our house bank and an intermediary. The house bank was more expensive and then immediately proceeded, 1.05% for 15 years with 12 months of interest-free commitment and 5% special repayment with 80% financing. We then took that and did not try to negotiate maybe another 0.1% through the intermediary, as we have a very direct connection and are more flexible in some points.

Does anyone else have experience with the Commerzbank regarding construction financing?

I know all three from my real estate financings and can't say anything really bad about any of them. It feels like the support is most personal at Commerzbank, but everything has always worked with the other two as well.

Our house bank is Commerzbank. We presented our longtime advisor with the offer from Allianz and said that if theirs was just as good, we would finance with Commerzbank. She then regretfully noted that although she could offer the same interest rate, she could not match the conditions (2x free repayment rate changes, high special repayments).

So if the interest rates in your offers are approximately the same, compare the conditions and weigh how important they are to you. I also find personal, good contact important, for example – but some see it differently.

I just read that Commerzbank posted a billion-dollar loss last year

Could this possibly be a warning sign for not completing a 10-year financing?

Does anyone know the figures from 2020 for the DSL Bank? I found nothing for ING

Are they also making a loss or possibly even a profit??

a) I think Commerzbank is "too big to fail," so I wouldn't worry about that. b) You owe them money, not the other way around. If they went bankrupt, it would be a creditor change, but not much else would happen.
