From experience, 5 inspections are sufficient, namely when the following trades cover the previous work, making later access/inspection no longer possible or only possible with great effort; for example, when the slab has been poured or before the screed is laid.

What is inspected in your case?

Of course, the 10 inspections were not the only things included in the price. It already started with reviewing the contracts and the contract negotiations. Even at that point, he partially paid off because he negotiated services that were not included according to the draft contract. Since I have no idea about construction and also don’t know anyone in my circle of acquaintances who is knowledgeable about any trades, I prefer that someone with expertise takes a closer look more often rather than too seldom. And I am willing to pay for that. Our construction supervisor was certainly not only on site 10 times, but also clarified many things directly with the craftsmen and site manager before the work was done incorrectly. The advantage for us here was that he did not live far from the construction area and had several construction sites to supervise in the same development. When I think about what is concealed during construction, or what can no longer be changed afterwards, in my opinion 5 inspections still are not enough. For us, it already started with the reinforcement in the base slab, then the base slab, shell construction with roof frame, floor construction, base coat, waterproofing before tiling work, etc. Then the inspections of the tiling work, exterior plaster/interior plaster, drywall, windows, etc., and the final inspection.

Can someone name reasonable time points (e.g. before screed, after laying the underfloor heating) at which an expert should inspect the work?

Does anyone have a report as an example? I would like to take a look at something like that.
