Construction costs Rhein-Neckar district single-family house/semi-detached house

How many who want to build now are a few years too late. I know many, and that in Brandenburg (rather cheaper), who have the 5,000 € + net household income, but simply find nothing they could finance with it.

Sure. There are just enough people who don't have 5k net but 7-10k net (as household income) or inherited or gifted, or, or, or...

We are planning a single-family house without a basement (South Hesse) in the mid-range standard. With hallways and a utility room, we are at 180 m² (2x90m²). Building permit, realtor fees, soil survey, structural analysis, thermal insulation certificate, height surveys... have already been paid.

A general contractor now initially estimates a price of €2,700/m² for a bid submission. And that without earthworks, without painting, without outdoor facilities, without incidental construction costs. Of course, a general contractor still has their markup of 10 to 15%, but I find that quite high, despite considering price increases.

I am building in the Karlsruhe district for about 2200€ per sqm. Walls, floors, earthworks, and no basement are not included in the price. Standard equipment.
