Zummazumarum (as Percy would say) it all comes out the same. So let's say 2500 EUR/sqm you can already calculate. All the others you can forget...

Just get started and build it yourself. What you can't really do yourself, then have it done. You can build a house for €200,000. But for many, that's obviously too easy. You can also build a decent house for €100,000. Of course, then with a lot of labor. I don't want to do the math, but how much material is actually in such a house? If you put in some effort, you can obviously save a lot of money here too. In general, you can assume that a construction company adds about 100 - 500 percent to the purchased material costs. They charge €80 per labor hour. How do you end up with €800,000? So with real material costs of maybe €60,000 - €80,000, the client then pays €300,000. That still leaves €500,000. That would be 8,000 labor hours. That would be about 4 men working on the construction site for a year nonstop. I don't know... Many then think they have a super house. Maybe, but not necessarily. Just the value-added tax alone is €150,000. That is money that does not show up in quality or materials. The state earns the most from such a house construction of all involved. But who am I to say something like this here.

Interesting view. The respective apprenticeships for journeymen, further training for masters, building technicians or even degree courses for construction engineers or architects really seem completely unnecessary. Oh well, you can do it all yourself anyway :-)

And of course, you buy the materials yourself, that's clear.

Building material companies are just waiting to give individual builders their small quantities at super favorable conditions. Especially now when really all kinds of building materials are in abundance in stock and gathering dust.

They're really happy when someone comes and buys a few thousand bricks, a heat pump, some tiles, and a few hundred meters of pipes.

In any case, I bought my materials myself and also built most of it myself. It did take a bit longer, but I didn’t need a loan. Everything was financed from ongoing income and savings.

However, it took 3 years to build.

For example, I bought my Poroton bricks directly from the Wienerberger factory. Second choice and the pallet with 36 cm plan bricks (60 pieces) for 45 euros. The roof tiles then at Walter Dachziegel in Langenzenn, also directly from the factory. So everything without a building materials dealer. I got the truck with a loading crane privately and paid cash. I also ordered concrete directly from the supplier. Reinforcing steel, pipes, etc. at the building materials dealer.
Much also from leftover stocks on Ebay and through local contacts.

It was also my first construction project and what I didn’t know, I learned or got specialists for it.
I had the first row of masonry laid by a mason. I then built the rest on top. Everything was perfectly straight anyway.

The build quality is clearly better than that of a company. I know what I did. And somehow you put more effort into it yourself.

I of course had the roof truss and roof done. Got all the materials myself. Got the roofers from Poland.
I laid the electrical wiring myself, then the connections and inspection were done by a professional electrical company. I laid the radiators and pipes myself, pressing fittings and heating installation by a professional company. Bought the heating system used myself.

Bought a plastering machine and worked for 2 days at a plastering company. Then I plastered my house myself. Bought and installed windows and doors myself. Same for the roller shutters.

So it’s really not rocket science. And who thinks the employees in construction companies are all colleagues with master craftsman certifications and 20 years of professional experience, there wouldn’t be so much botched work in construction.

At least gravel is still available cheaply, as well as construction machinery for rent.

I wouldn't dare build an entire house like you did, but a bit more courage to do some work yourself is definitely appropriate.

It's not that much more work when you factor in the time needed to call people back, get quotes, supervise, be there... but it's significantly cheaper and better.
