Construction costs per square meter of living space, experiences?

When I look at today's construction prices or purchase prices for existing properties, I am very glad to have built in 2011. In Berlin, €3000/sqm for a standard condominium, new build or existing, outside the S-Bahn ring in the working-class neighborhood (5km radius around our house) is not uncommon and absolutely usual.

We are really lucky that the standard mostly satisfies us as well. I find white plastic windows perfectly fine. I prefer to invest the money much more in living space. With this perspective, the EUR/sqm price is also lower. I don't care at all what the neighbors or friends/family think. It would be more important to me that the neighbor has nice windows and a nice facade. I have to look at them all day when I look out my window. I don't even see my own house from the outside that often.

But the house should already say "Welcome to your home" to the residents.
By the way, you rarely look at the neighboring house. And if you do, you hardly notice it.

Still... those who need to save have a healthy attitude. I do my thing, I don't care what others babble.

What are Baunebenkosten? How does the fluctuation between you and Zaba come about?

Baunebenkosten are incidental procurement costs such as, for example, electricity, insurance, land registry, notary, realtor or something like that

And the price difference can simply come about through, for example:

Stove: 10,000 more
The mentioned wood-aluminum windows: 10,000 more
Ground probe: 15,000 more
Built garage: 20,000 more

Etc.... quickly adding up to 100,000 more through different equipment
