Construction costs per square meter of living space, experiences?

There is a huge North-South and East-West disparity in construction costs. Nordostvorpommern is certainly cheaper than Hannover, and Frankfurt and so on are even more expensive. Additionally, there are habits. In the South, almost always basements and two floors and garages. In the North, people build much more modestly. Smaller. Here, 1600 per sqm is sufficient, while elsewhere it is 2000 and above. There is no nationwide uniform guideline price.

With us, the 2000 come including additional costs and garden, but without land. 110 sqm, 219 thousand euros expenditure.

I think it is simply cheaper in Brandenburg than here in the Rhine-Main area.
Then it also depends on the demands of the builders. Some use white plastic windows, a simple plastic front door, only have a living room height of 2.45m, a simple staircase, a non-accessible attic, do without roller shutters, hardly any knee wall, few sockets, etc. You can save a bit somewhere almost everywhere and you can also spend a lot of money everywhere.

What is the definition of it? I think it is only about the pure living area, without:

- Basement
- Building plot
- Kitchen
- Garage
- Garden
- Furnishing
- Additional construction costs?

We then came to 2,500 per m2. High-quality fittings, but no great luxury like KNX or elaborate architect.

The south is expensive...

Town & Country is now a rather simple provider without frills in the construction service description. There you may have thinner rafters in the roof structure or build only according to Energy Saving Ordinance 2016.
Others already offer kfw55 or have a tile price of 30-40€/sqm included... it all adds up.

I once recalculated ours. Year of construction 2013/14:

House 1600/sqm (a number of upgrades included such as electrical and tiles)
Additional construction costs 21000
Carport 4000
Outdoor facilities 14000 plus plants
Kitchen 11000

The North is inexpensive...
