Construction costs for a single-family house with a basement in NRW

Hello everyone,

my wife and I are planning a single-family house.

My question now is, how much does something like this cost? What can we expect so that we don’t completely fail and end up in poverty?

A plot of land is available and can be built on.

The plot is about 640 m² and has a building window measuring 18 meters wide by 14 meters long.
A single-story building is allowed. Colloquially 1.5 stories.
According to the city, groundwater comes at 2.3 meters, which is why a white tank made of WU concrete is recommended.

My question now is how much we have to calculate for a house with 150 m² of living space plus a living/utility basement?
Here is a rough plan?

central ventilation with heat recovery
underfloor heating
gas condensing boiler + solar or air-water heat pump
electric shutters
air conditioning in the living room and upper bedrooms
basement: technical and storage room, hobby room
downstairs: living/dining room, closed kitchen, shower bath, study/guest room
upstairs: full bathroom, master bedroom with dressing room, 2 children’s rooms
We will do the flooring and wallpapering ourselves

That is roughly what we imagine.
The question now is what do you have to invest for such a building?

On the internet you can find, for example, this table

equipment simple medium-high quality
single- and two-family house 1,100 EUR 1,350 EUR 1,800 EUR

Does that fit? Is that with a basement?
So at 150 m² plus about 80 m² basement, so 1350*230=310,500€ with medium quality?

We built in Kaarst (NRW) 2.5 years ago for about 300,000 euros. 120 sqm without a basement.

So:

270,000 = 150 × 1,800 (this is at most medium quality)
60,000-80,000 basement
40,000-60,000 additional construction costs
20,000 precast concrete double garage (electric sectional door)

That makes something like 390,000 - 430,000

For my sake you might save around 20,000 euros somewhere, but 310,000 will be unrealistic. Unfortunately.

Hello,

was the plot included?
300,000 € for 120 sqm without a basement?
That seems very much to me.
In our area around Viersen, 120 sqm terraced houses without basements were offered last year for 190,000 €. With plot.
What kind of equipment did you have?
Especially upscale?

I have to admit I am a bit shocked..

I work in Mönchengladbach, used to live in Windberg, Viersen is well known there.

I can hardly believe 190,000. It must really be sparse (and without a basement).

In Heimer, houses were available for around 300,000 to buy in 2014.

The mentioned price was without land (but with additional construction costs).

Including:
KFW55
Wood-burning fireplace
Geothermal brine-water heat pump
Flat roof
Electric shutters
6x8m double garage
Proper electrical installation
1 bathroom with tub and floor-level shower
1 bathroom with floor-level shower

So I would call it KFW55 with reasonable simple to medium equipment.

Hello,

yes, MG is not far.
Yes, 190,000€ in Willich in the Verseidag quarter. You can still find that. Prices were without a basement but with land.
KfW 55, however, cost extra. Well, it’s only 10 kWh per m²/a difference anyway.

Are already nice features. That drives the price.

There is a four at the front. Plus land and incidental purchase costs.
