Hello,
I have received an offer from a regional developer for a semi-detached house with 110m² of living space.
Data:
- Solid construction
- Gable roof with 45° pitch
- 2 full floors
- fully basemented (waterproof)
- Ground area 11.5m x 6.7m (enclosed space without basement approx. 585m³)
- Standard equipment (air-water heat pump with underfloor heating, windows with triple glazing, ..)
Turnkey offer includes:
- Earthworks (without disposal)
- Drainage
- Construction site setup including construction power / water / crane parking space
- Construction management / supervision
excluding: floor coverings, painting work, house connections
--> 290,000 €
If I estimate about 50,000 € for the basement, I end up with relatively high values using the usual calculation formulas:
- 2150 €/m² living space
- 400 €/m³ enclosed space
How do you assess the price?
