Our documents have crossed paths. Here in the settlement, two siblings built together. They combined two plots, a shared entrance, one house to the left of the front door, the other to the right. The front door stands in a kind of connecting corridor between the two house parts. It is a Specht design. That's roughly how I imagine it. For planning. Yes, graph paper, ruler, start planning. Then you take it to the general contractor of your choice. Look at his houses, ask him if he has done something like this before. Talk. Then the house, the houses you want, will come into being. Cubic is good, 110 mm wall gaps for standard windows, straight walls, no bay windows, that saves. Keep it simple. Keep it clear, keep it cheap. Karsten

Do you know if they then share the building services like that? That would be interesting. If it turns into something like that, I was imagining that two shed roof houses could be connected with the entrance area and a shared utility room. What I would be interested in: Does something like that count as one house, or are they two? That is not entirely clear to me and might also be cost-relevant (as there could be double costs for applications, structural engineering, fire protection, etc.). Or would one generally advise against it, since there could otherwise be difficulties if one half has to be sold?

I'm not sure about that, but since the two of them built on two plots together, they probably also use the shafts that belong to both properties. They don't have gas, as there are these pump things from Junkers in front of each of the two houses. I think, since both houses are identical, the builder probably only had to have the statics calculated once. It applies to both left and right. I think each also got their own water pipe plus separate meter. Thus, the things would probably also be sellable separately. Look, the connection costs at ZVO and SH Netz amounted to 2,200 plus 1,600 plus 900 for gas, also ZVO, for our house. So, if you want to save there... in favor of separation also in billing and tradability, I would accept the extra cost. Then leave out the gray windows and the noble house door, then you already have the second house connection included. You don’t see out any differently from the white ones anyway. Karsten

It was especially about the heating system for me. But I have to admit that I simply have little or no knowledge about the costs - I have postponed this issue for now. Also, the type of heating has not yet been determined. I will sit down and work on a rough plan, and a visit to a bank is also on the agenda. When I have a few drafts ready, I will gladly post them here. I would like to thank you again for the help up to this point!

What is allowed on the property? What does the development plan say about it?
Duplexes are (usually) not allowed on single-family house plots,
and two-family houses also require approval.
Often single-family houses with a subordinate granny flat are allowed. One may also share a heating system in that case.
This should be considered, because who will be the owner?
Should an apartment possibly be sold later? Etc.
