You forget that these self-builders almost exclusively build their model houses. You can extend almost anywhere by a meter, add two rows of bricks higher, attach a bay window, or change the floor plan, but very few have an individual multi-generation house in their drawer.
There are still architects who also act as GÜ, but relatively rarely. And for a regional BU, one should also present oneself with an architect’s plan when having such a request.
By the way, a capable architect deals with the development plan and knows how to make something possible that actually is not allowed.
